TAURANGA CROSSING
Sitting within Quayside’s Property and Real Assets portfolio, Tauranga Crossing is a large-format regional shopping centre in Tauriko, Tauranga, strategically located within a high-growth corridor and serving a growing Bay of Plenty catchment. The centre now comprises multiple stages with a combined lettable area of approximately 43,700 sqm, anchored by national tenants including PAK’nSAVE, The Warehouse, Event Cinemas, Farmers and JB HiFi supported by over 100 specialty retailers.
From a portfolio perspective, Tauranga Crossing plays a dual role. It provides relatively stable, inflation-linked rental income, while also delivering value through active asset management, development and expansion. FY26 saw the completion of a multi-year project to expand the centre. The project has generated significant value for the centre since the first investment was made. This reflects Quayside’s strategy of backing high-conviction real estate assets where it can influence growth and capture uplift through scale, development and operational improvements.
Recent initiatives include a 714-panel solar array, which generates an average of 883 kWh of electricity each day and produces around 322 MWh of renewable electricity annually.
Near-term focus is on leasing, tenant mix optimisation and converting this scale into sustainable cashflow. While market conditions are presenting some leasing challenges, the asset remains a high-conviction holding within the portfolio, supported by its strategic location, anchor tenancy and long-term growth fundamentals.
